Guest Policies
Free Cancellation Window Guests may cancel within 48 hours of booking for a full refund, provided the reservation is at least 14 days before check-in.
After the 48-hour grace period:
- Cancellations made 14 days or more before arrival will receive a 50% refund of the nightly rate.
- Cancellations made within 14 days of check-in are non-refundable.
For longer stays (28 days or more), cancellations made after the 48-hour booking window are subject to a 30-day notice requirement, and the first 30 days of the reservation are non-refundable once the stay begins.
Guests are responsible for any damage to the property or its contents caused during their stay beyond normal wear and tear. The cost of repairs or replacement may be charged if damage occurs.
In the event of circumstances beyond the property owner’s control (including but not limited to severe weather, natural disasters, government orders, or utility outages), the owner cannot guarantee uninterrupted occupancy and refunds may not be available.
This property is offered as a short-term vacation rental only and is not intended to create a landlord–tenant relationship. The guest acknowledges that this agreement is for temporary lodging purposes and does not establish residency or tenant rights under Florida landlord–tenant laws.
Guests may not use the property as a primary residence, mailing address, or legal domicile. Any stay permitted for 28 days or longer remains a temporary lodging arrangement and does not create tenancy rights.
The owner reserves the right to terminate the stay without refund if house rules are violated, the property is used for unlawful purposes, or occupancy limits are exceeded.
The number of guests occupying the property must not exceed the number stated in the reservation. Unauthorized guests or visitors are not permitted without prior approval. Violation of this policy may result in immediate termination of the reservation without refund.
Parties, events, large gatherings, or commercial activities are strictly prohibited unless approved in advance by the owner. Excessive noise or disturbances to neighbors may result in immediate termination of the stay without refund.
By submitting payment, the guest acknowledges and agrees to the rental terms and cancellation policy. Any chargebacks or payment disputes made after the guest has occupied the property or after cancellation deadlines may be contested and pursued for recovery of funds, including any associated fees.
